2014 Nearing Half Time

Positive real estate trends continue as
the Hilton Head area market nears the halfway mark in 2014.While there is no question the overall trends have been moving in the right direction, it has been a year of vast fluctuation. Ask nearly any economist and or thawed out resident from the north, there is no question the harsh winter accounted for many quiet weeks in January and February, followed by an impressive March and early April.
Over the last 12 month, we have seen growth in the overall median sales price nearly 9 percent with pending sales growth up to more than 5 percent. We have seen the strongest growth (nearly 17 percent) in pending sales in the $375,000 to $650,000 sector of the market. Overall market inventory is down approximately 4 percent from where we were at this same time last year. Of course, the months of supply can vary based upon price sector, but overall market supply of single family homes is nearly 8 months with villa supply nearly 11 Months. If you are a positive buyer of Hilton Head and
Bluffton area real, you may have as many as seven
years of experience hearing “now is the time to buy.” While it may come across
as cliché to restate the same, there is clear market evidence that there are
many that over the last 1 to 2 years have completely missed out on buying at a
low price point. This window of opportunity remains for certain sectors of the
market, but the trends are largely not in favor of the qualified, idle buyer to
continue watching.
